Commercial - Pre-Purchase Building Survey
A Pre-Purchase Survey, may form part of the due diligence process and can be undertaken for a variety of clients. It may be needed for the acquisition of a property for investment purposes, owner occupation or before taking a Lease. It can also be undertaken prior to acquiring a company which may include a real estate asset or a property portfolio, either freehold or leasehold.
Commercial building surveys are more complex than residential ones, involving a wide range of details.

Why do I need a damp & timber survey?
Damp or timber infestation issues being detected in a property through a home-buyers survey is clearly very off putting to potential buyers or may leave the property selling at a lower price than initially valued. This is a time consuming and frustrating process for both the agent, vendor and purchaser.
Mortgage lenders often ask for a damp & timber survey report so that they (and you) can be satisfied that the structure of the building is free from excessive moisture, wood boring insects or wood rotting fungi that can attack the walls and timber within the building.

Snagging Survey
When purchasing a new build you should always have an independent snagging survey to ensure that the housebuilder has not left any unfinished or inadequate work.
